Flashing & Penetration Leaks

The #1 cause of commercial roof leaks. We find and fix the leaks others miss.

What Are Flashing & Penetration Leaks?

Flashing is the metal or membrane material used to seal joints, edges, and transitions on a commercial roof. Penetrations are anything that goes through the roof—HVAC units, pipes, vents, skylights, drainage outlets, and more.

These are the weakest points on any commercial roof. When flashing fails or penetration seals degrade, water finds its way in—often causing extensive damage before you're even aware there's a problem.

Common Causes

  • • Age and weather deterioration
  • • Improper initial installation
  • • Thermal expansion and contraction
  • • UV ray degradation
  • • Foot traffic damage
  • • Storm damage

Signs You Have a Problem

  • • Water stains on ceiling tiles
  • • Mold or mildew odors
  • • Damp insulation in attic spaces
  • • Visible corrosion on flashing
  • • Puddles near penetrations
  • • Peeling paint on walls

Common Penetration Types That Leak

These are the most frequent sources of penetration leaks on commercial buildings

HVAC Units

Rooftop HVAC units have multiple penetrations—ductwork, condensate lines, and mounting pads. Gaskets degrade over time.

Plumbing Vents

Plumbing vent pipes penetrate the roof and require specialized flashing boots that can crack or separate from the membrane.

Gas Lines & Pipes

Gas lines, electrical conduits, and utility pipes create multiple small penetrations that need proper sealing.

Skylights

Skylight frames and curbs are notorious leak sources. The frame-to-glass seal and frame-to-roof flashing both fail over time.

Drainage Systems

Roof drains, scuppers, and gutters have complex flashing details where water flow is highest—prime failure points.

Equipment Supports

Antenna mounts, satellite dishes, and equipment rails create penetrations with movement that breaks seals.

Our Repair Process

1

Thorough Inspection

We perform a detailed inspection of all penetrations and flashing, including interior inspection of the attic or ceiling space to trace leak paths.

2

Leak Source Identification

Water can travel far from where it enters. We use our experience and testing methods to identify the true source—not just where it shows up.

3

Professional Repairs

We repair or replace damaged flashing, reseal penetration points with appropriate materials, and address any membrane damage.

4

Photo Documentation

We document all repairs with photos so you can see exactly what was fixed. You'll receive a detailed report of the work performed.
